The Township of Pemberton is pleased to announce implementation of the Pemberton Township Housing Rehabilitation Program for residents of the municipality who are considered low and moderate-income. The program assists local residents through zero (0%) interest deferred loans ranging from $8,000 to $15,000. Funding for this program is made possible through a grant from the New Jersey Small Cities CDBG Program, New Jersey Department of Community Affairs. The program is established to correct health and safety and housing code violations at income-eligible residences who apply. Such items include (but are not limited to) new furnaces, new roofs, new electrical systems, home ingress and egress issues, plumbing upgrades and hot water heaters, etc. Only single-family owner occupied housing with household incomes below the incomes listed in the attached table are eligible. Families who are considered eligible must own their property and dwellings. Income eligibility rules apply: for a family of one (1) a combined family income of $45,500; for a family of two (2) $52,000; for a family of three (3) $58,500; for a family of four (4) $65,000; for a family of five (5) $70,200; for a family of six (6) $75,400; for a family of seven (7) $80,600 and for a family of eight (8) $85,800. Funds are disbursed through deferred loans of which 100% of the funds are to be refunded back to the program upon sale or transfer of title.
